Personally, I think having a mortgage is a good form of debt for me personally because it allows me to fulfill some other dreams I have in life that aren't tied directly to money.

I love skiing, so having an SUV is important to me. The good thing is I don't use it as my main form of transportation (yeah city buses!) so therefore my insurance is lower and people give me cash to drive them up to the mountain. Win / win!

My mom owns a rental property and I manage it for her. We went through the city to get some free information, screenings, forms, etc. Super helpful when you start the processes. I think a 12 month lease minimum is a must, plus no smoking and pets, definitely helps narrow it down.

I believe if you show respect for the rental property and choose responsible tenants, you will naturally have people that will take good care of your property. Which over the course of the rental will save you money in time and repairs.
